Investors in the Waterford Castle Lodges can avail of a total allowance of 89.8% and a guaranteed rental income. Prices start at €650,000 for a 1,430 sq ft. Property, with qualifying tax savings of up to €276,164. According to Simon Stokes, Selling Agent of North’s property “The Waterford Castle Lodges are one of the most tax-efficient initiatives available in the current scheme”.
Up to €683,700 of Irish taxable rental income can be sheltered, resulting in a tax saving of up to €301,218 to the purchaser (on the €710,000 lodge). Tax allowances are available for 2008, therefore a reduction of up to €31,284.30 could be made to the preliminary tax payment due end October/early November.
Each purchaser will lease their holiday home to the Island Operator for a period of ten years. The Island Operator will guarantee a fixed rental income of €23,000 per annum for the first ten years. After the ten year initial period has elapsed, the lease arrangements can be cancelled and each homeowner may retain or dispose of their property.
